The Triangle’s Best-Kept Secret: Luxury Living (and Surprising Value) Near Brier Creek

I tour a lot of homes. But one of my favorite parts of this job is the moment I get to be pleasantly surprised while hunting for the perfect property.

This month, I was working with a client who had a very specific wish list for the current Triangle market:

    1. Under $400k

    2. New Construction (or as close to it as possible)

    3. Location: Close to North Raleigh

In today’s market, finding all three usually means compromising on square footage or moving significantly further out. But on day one of our search, we pulled into the new Mungo Homes community just off Leesville Road, and I knew we’d found something special. Watch the Instagram video tour here

Location-wise, this is a gem. It’s sitting right in that sweet spot north of Brier Creek. You get the immediate North Raleigh access and convenience, plus you’re even closer to Durham.

    Design That Actually Feels Elevated

We started by viewing the two-story townhomes. Most townhomes in this price bracket can feel a bit cookie-cutter, but I was struck by the design choices here:

    • The Ceilings: 10-foot ceilings on the second story. It completely changes the energy of the space.

    • The Owner’s Suite: It’s generous, stylish, and features tray ceilings and modern windows. It felt ready for an elevated bedroom set, and definitely isn’t the standard you see elsewhere.

    • The Finishes: Open-concept kitchens with granite counters and crisp cabinetry (I personally loved the white, though they have beautiful almond options too).

    A Master-Planned Oasis

This neighborhood is massive, but it feels cohesive. It’s a mix of two-story townhomes, three-story townhomes, and single-family residences. But the real WOW factor is the amenity center. We’re talking:

    • A modern pool house and a lazy river (yes, a lazy river!).

    • Patios with string lights for evening hangouts.

    • Professional conference rooms for the “work from home” crowd.

The 55+ Connection: Lifestyle & Community

One of the unique aspects of this development is how it connects to its 55+ section. My client and I decided to keep an open mind and tour this side as well to see what fit her lifestyle best.

While you might trade a bit of the master suite size to get that coveted main-level bedroom, the trade-off is worth it: The two-story living room is absolutely stunning.  The base layout is a 3-bed, 2.5-bath home at 1,800 sq. ft. But here’s the kicker: it includes a loft AND a large unfinished room. You can use it for massive storage (a rarity in townhomes) or finish it out later to bring the home to over 2,000 sqft and instantly add equity.

It’s all in the details. Fresh and modern designs throughout the community prove that new construction can have a soul.

Quality you can see. Durable, hardiplank exterior paired with either a 2-car or 1-car garage.

    The Bottom Line

At the end of the day, my client wasn’t just looking for four walls; she was looking for a place where she could build community. Whether you’re looking for a chic starter home or a right-sized 55+ retreat, this pocket of the Triangle is proving that you don’t have to sacrifice style for a sub-$400k price point.

Want to see this community for yourself? I’d love to show you around! Whether you are looking for yourself or helping your parents find their next chapter, let’s find the spot that checks all your boxes.
